A tenancy agreement pays dues for a short period of time, which then expires and is renewed again.  A landlord must have a valid reason to evict a tenant.  Otherwise it can be dealt with legally.  If you’re a landlord, extend your tenant’s stay by including a clause in the tenancy agreement to raise the rent to four or five times the current rent if they don’t leave at the end of the lease.  It will perform a check on such merchants who may be fraudulent.  But if the tenant does not get rid of the property, you can go to court.
